Sale, purchase, an apartment, a house, in Boulogne-Billancourt 92100 and its surroundings. I offer my services as a real estate independent advisor.
Before exploring the real estate in this western Parisian area, I invite you to discover the various neighborhoods of Boulogne-Billancourt and its neighboring towns.
Boulogne-Billancourt is home to 117,931 residents and is located on the right bank of the Seine, nestled within its first loop, just downstream from Paris. The Metro lines 9 and 10, running east to west, place the town just 20 minutes from the heart of the capital, offering a clear locational advantage.
Shops are scattered throughout the town, along its main streets and squares, providing a wide and diverse range of options. Three weekly markets animate local life, while numerous public transport lines crisscross the entire municipal area.
There are six in total, reflecting the city's rich history. In the north, a more residential and artistic area, while in the south are the former cinema and television studios, as well as the automotive industries of Île Seguin, which housed the famous "liner factory" built by Louis Renault from 1919 until production ceased permanently in 1992.
Located to the north, above the Route de la Reine, bordered by Rothschild Park, the Longchamp Racecourse, and the Seine riverbanks, this neighborhood is also traversed by the A13 highway, which descends into its core after emerging from the Saint-Cloud Tunnel. Here, you’ll find a distinctive and often remarkable mix of housing: moderately recent, human-scale apartment buildings alongside older houses.
This area is home to the renowned Ambroise Paré Hospital, near the Notre-Dame de Boulogne Church, as well as the Paul Belmondo Museum, housed in the Buchillot Castle. The museum is dedicated to the works of this great sculptor and 20th-century figurative sculpture.
Several parks, squares, and gardens enhance the area, including the Albert Kahn Garden and Parchamp Square.

Located to the west, bordered by the Seine River and below the Route de la Reine—one of the city’s main thoroughfares—this area features sports facilities, a mix of older and newer dense housing primarily composed of residential apartment buildings, as well as squares and gardens. It is also home to the Maréchal Juin Promenade and the RATP maintenance workshop.

Located in the southern part of the city, stretching from the Pont de Sèvres to the Pont de l'Île Saint-Germain in Issy-les-Moulineaux, this area is bordered by the Seine River and Île Seguin now a hub for creativity, digital innovation, and sustainability. The island features the "Seine Musicale" geode and ongoing extensive rehabilitation projects. To the north, it is bounded by Place Marcel Sembat.
This highly dense neighborhood has undergone one of the most ambitious urban renovations. It is home to the headquarters of major companies, including the pharmaceutical laboratories Ipsen and Pierre Fabre, the online bank Boursorama, and numerous high-rise residential buildings, some reaching up to 30 floors with a distinctly contemporary and refined architectural style. The area also boasts an ice rink, a swimming pool, shopping galleries, cinemas, bars, restaurants, and landscaped parks.
In many ways, it’s the "NYC of Paris’s western suburbs", rivaling the capital itself.

The eastern part of the city is home to the vast residential complex designed by architect Fernand Pouillon between 1957 and 1963, comprising over 2,000 housing units. This area also features other, more recent large residential developments, the TF1 Tower—visible from the Paris ring road—as well as the headquarters of Huawei, La Française des Jeux, and the large Pierre Grenier Cemetery.
Commerce thrives here, particularly along Boulevard de la République, which divides the neighborhood into two equal parts, running from the Pont d’Issy-les-Moulineaux to Place Marcel Sembat.

Surrounded and protected by the other five neighborhoods like the stronghold of a medieval city, this central area is home to the imposing Town Hall, facing the Post Office, both showcasing Art Deco architecture and adjacent to the Musée des Années Trente (1930s Museum).
In its northern section, the large "PASSAGES" shopping gallery enlivens the ground floor of a cluster of luxurious, modern residential buildings, complete with suspended gardens. The Jardin de la Belle Feuille, bordered by towering 15-floor apartment buildings, encloses the neighborhood along the old cemetery.
The area also includes the Jacqueline Auriol Middle School, municipal garages, and the city’s fire and rescue center.

The most iconic and chic neighborhood in the commune, at least from an architectural perspective—a legacy of the 1930s. Bordered to the north and east by the Porte d’Auteuil and Porte de Saint-Cloud, it is home to legendary Parisian sports facilities known worldwide: Stade Roland Garros, Piscine Molitor, Parc des Princes, and Stade Jean Bouin. Further north lies the Auteuil Racecourse.
Some of the greatest 20th-century architects left their mark here, designing apartment buildings, houses, villas, and mansions whose values I dare not estimate. One notable example is the Hôtel Particulier Renard, built in 1928 by architect Jean-Léon Courrèges, where André Malraux resided from 1945 to 1962.
Commerce is sparse here, almost nonexistent, art and beauty seem to nourish both body and soul, transcending the material.

There are six neighboring towns, with a combined population of approximately360,000 residents. When added to Boulogne-Billancourt’s population, this creates a highly desirable area of around 477,900 people, all of whom may one day pursue a real estate project.
Let’s assess the scope of this market by examining the ongoing development projects in Boulogne-Billancourt and Issy-les-Moulineaux: the construction of the RER Line 15 and the redevelopment of the upstream tip of Île Seguin. These projects are closely linked, with their completion dates coinciding at the end of 2026.
This new 37-kilometer section of RER Line 15 will connect Pont de Sèvres to Noisy-Champs Station, located on the border of Noisy-le-Grand and Champs-sur-Marne—east of Paris—passing through Issy-les-Moulineaux, where the station at Place Léon Blum is nearing completion. As part of the Grand Paris Express project, this line will ultimately serve 36 municipalities in the greater Paris area.
Next is the redevelopment of the central part of Île Seguin, entrusted to architect Christian de Portzamparc. This phase includes the construction of 123,500 m² of office space, 6,500 m² of retail, restaurants, and leisure facilities, and a 1.5-hectare public park. This follows the redevelopment of the downstream tip, which gave rise to the Seine Musicale Geode.
The project involves creating an artistic hub, with construction beginning in 2022. It will feature a 5,000 m² art center, a 1,200 m² panoramic terrace, a next-generation Pathé cinema with 8 screens across 5,700 m², a 221-room 4-star hotel, and numerous shops.
These projects build on the urban renewal that has significantly transformed the Billancourt Rives de Seine district. This renewal began in 2016 with the renovation of the CityLights towers near Pont de Sèvres, followed by the construction of the Trapèze media library, several high-quality residential complexes, and large commercial spaces. The redevelopment of the downstream tip of Île Seguin included the construction of the Seine Musicale and its stunning geode, proudly overlooking both banks of the river.

Boulogne-Billancourt is the second-largest city in the Île-de-France region after Paris. It is booming and remains a key hub for development due to its strategic location.
The liberation of the Île Seguin site from Renault's factory footprint offers significant potential for expansion, continuing the momentum initiated less than 10 years ago.

The production of numerous new homes, especially in the Rives de Seine district and compliant with the RT 2012 standards, has raised the average environmental quality of housing. This is an attractive factor for potential buyers, who are increasingly sensitive to diagnostic labels, particularly the Energy Performance Certificate (DPE).
As of december 2025:
For recent old apartments, prices range between €7,000 and €10,500 per m². For new homes, prices range from €11,500 to €13,500 per m².

For houses, which are harder to find due to their rarity and high demand, prices range from €6,400 to €10,000 per m² depending on the extent of work required. For fully renovated properties, prices range from €12,200 to €14,100 per m².

To my knowledge, there are no new house developments in this area due to the extreme scarcity and high cost of land, which often necessitates the demolition of existing buildings.
The answer lies in the ongoing developments in the area.
